I'll update you on the market. Tell you about lease pitfalls and traps and how to avoid them. Maximize your tenant experience.
I have been a real estate professional for virtually my entire working life, working successfully in about every commercial real estate specialty. As a tenant rep I have answered requirements ranging from locally owned corner businesses to international public companies like John Deere's subsidiary relocation and consolidation recently in Tampa and CNG Producing Company in a $30M lease negotiated with the DeBartolo Organization.
In addition, I have worked the other side of the aisle: as leasing manager for the one million square foot Place St. Charles in New Orleans and after moving back to Florida in 1989 as pre-leasing marketing consultant for 1 Progress Plaza's office tower in St. Petersburg.
I've also owned, hands-on operated, and sold (most at a profit) substantial office properties. I've developed mixed-use properties, and recently the condominium conversion of Snell Arcade in Saint Petersburg.
Real estate transactions like most of modern life have become dizzyingly complex. Tenants face savvy owners and/or landlords to negotiate only rarely. Tenants gain equality and advantage by employing my earned-expertise, to guide them through the maze of highly technical information, especially those 40-page killer leases.
And by confining my practice to tenant representation, never landlords or sellers, I avoid any conflict of interest to serve clients to their maximum benefit.
